NH Home Buyers: The 3 Real Estate Professionals You Should Know when Buying a House in [Profile.market2], by Real Expert

During the home buying process, it's important to get advice and expertise from experienced individuals. The three most important advisers you'll find during the home buying process are: an experienced real estate agent, your loan officer and your home inspector. In this article, we'll talk about about what each of these professionals can do for you.

Your Real Estate Agent

Your real estate agent is the single most important real estate professional you'll be working with throughout your home buying process. Your real estate agent is the person who is responsible for finding properties you might be interested in, educating you on the buying process, and finally helping you negotiate a great deal on a property.

Choosing a good real estate agent is absolutely vital. The best real estate agents to work with are the agents that are experienced and have your best interest at heart. I recommend agents to clients all the time. Strike that, I endorse agents, I don't recommend them! Their role is so vital that an agent who is not up to the task can literally create a nightmare experience. The agents that I endorse are agents that I would use myself. They have the clients long term goals and interests as they basis for every action that they take and go beyond their assigned role to use all of their experience to find the best homes for our mutual clients.

Having said that, the choice of one agent among those I endorse really comes down to personality. An agent I know has all of the right experience and ethics may simply not mesh with a particular client. That's why it's vitally important to spend some time real estate agent shopping before you do any real estate shopping! In that way you will be choosing an inspector who has met the usually rigorous requirements of the national company that they are affiliated with.

Make sure you ask a lot of questions during the inspection process. Remember that you're paying for a professional service, so make the most out of it. Ask questions, even if they seem stupid. It's also a good idea to bring a long a small voice recorder (check w/the inspector first but they should be okay with it). That way you can focus on the conversation and not be distracted trying to take notes. Again, ask a lot of questions. If the inspector says that the furnace is in good working order, ask what they would recommend for a maintenance schedule or if they have a general idea of how long the furnace should last. Do not make it an inquisition or make the inspector feel like they are being quizzed but pick their brain. you'll be glad that you did!
