Three Things you should Know About Hiring a Contractor in Walnut Grove British Columbia, by property Expert Kevin Boyle

In this article, we'll go over three necessary things you need to know about working with contractors to guarantee the most cost-effective, most timely, and highest quality work.

Tip one - EVERYTHING in writing - and I mean EVERYTHING

When you are asking for a bid or when you are talking about a job with a contractor, be very explicit about what you need done.

After you have agreed to how much the job is going to cost you, you need to also be very meticulous about being explicit in what you put in writing.

Taking this care will guarantee you get precisely what you need, and that you will be able to go back if need be and show documentation if litigation ever becomes a necessity.

Tip two - Find a Good, Trustworthy Contractor

Get an understanding of the standard of the contractor's quality of work and integrity. Don't just decide based mostly on cost.

If your contractor is experienced, they should have references you can check. DO NOT HIRE ANYONE without references!

Once you find a contractor you may need to work with, double check their license with the BBB or their association. Remember, you're trusting your property with this person, so it fully makes perfect sense to do careful due diligence previously.

Tip Three - Paying a Contractor

NEVER let a contractor work piecemeal: ie. work on the kitchen Monday and Tuesday, then let him work on the bathroom on Wednesday, etc...

You are only asking for trouble. Pretty soon every room is in shambles, and no room is done.

Make sure your contractor finishes one room before he starts on another.

Also, in general, it works in your favor to pay your contractor by project rather than by hours.

Rather than overpaying because your contractor billed by hour, agree to pay per project only.

Once a contractor has been paid, often times they will not finish the job or the completed work will be of lesser quality. Even if the contractor asks, don't pay release payment for the job till the work is complete.

If you need a good contractor and you don't know of someone, ask me - I can put you in touch with some quality affordable people - just part of the benefits in working with a realtor who specializes in selling Walnut Grove British Columbia homes!
