The Purchase Document For Investors by real estate expert Kathy Opolski

It is very important to protect yourself when you are purchasing some investment property in Salt Lake City Utah. One of the ways that you can do this is to make sure that you know what should be in your purchase contract and that you are satisfied with everything in it. In our discussion today, we will be discussing some of the parts of the purchase contract.

Names on the contract

Make sure that all of the parties that are involved with the transaction are clearly named in the contract. This includes all partners and spouses. You must make sure that you negotiate your agreement with all parties that have ownership in the property in Salt Lake City Utah. If you can’t speak to all parties, then it is best to stop the negotiations until you can.  

Description of the land that the property sits on

Make sure that you have the proper street address and the legal description that is spelled out in the deed. Make sure that you have walked all over the property in Salt Lake City Utah and also measured the boundaries yourself. Be sure that you know where you property lines in Salt Lake City Utah begin and end

Description of the building

Make sure that you specify any specifics of the building in the agreement. This would include such things as the age, specific designers of the building etc. If the seller has stated something specific about the building in Salt Lake City Utah, make sure that it is true and then include that in the agreement.

Personal property in the building

When we speak of personal property, this is property that is left to the buyer and is defined as property that is not permanently a part of the land or the building. This can include such things as air conditioners, blinds, appliances and ceiling fans. Make sure that all of this is listed separately in the agreement. You want to make sure that you state whether that is included in the house or that you are going to purchase it separately.
