A few days ago I had someone respond to my marketing via my website. When I called them they were behind on their mortage and going to let the house foreclose. They wanted to know why they should try a short sale instead of letting  the bank take the home back. After all a short sale can take several months to complete.

The main reason to attempt a short sale is to save the homeowner's credit and possibly eliminate a deficiency judgement. A short sale has less of an effect on a homeowner's credit history and FICO score then a foreclosure.
