We've heard of people making millions by buying fixer uppers and then flipping them. Even though this has the chance to be a profit example to follow it does have its problems.

The biggest mistake novice investors make is buying a fixer-upper without having the skills or experience to complete the project. You must be able to predict the cost of repairs and the amount the property will sell for once ready. In addition, you must also be able to discern what the selling price must be for the venture to yield a profit. Unless you can do all of this, you probably aren't ready for a fixer upper.

Fixers aren't the only way to make a profitable deal on a foreclosure. For a beginning investor, it's usually better to start with those deals.

Good research is a key component to being profitable in the foreclosure market.

Pitfall #3 - Not Performing Good Research It's important to know what the fair market value of the property you own. Including community projects, new buildings that are being built, crime rates, etc,you should know what the trends in the area are.

You should also be sure to get a home inspection. Before you bid on any properties at an auction, make sure you've actually been inside all the homes you're looking to bid on.
