When you are selling your Central Ohio home, keep in mind some basic facts about marketing in general and you will find that your house will sell much quicker than any other house on the market! Selling a home is really no different than selling other tangible goods, except it is a larger purchase: A MUCH LARGER AND MORE FRIGHTENING PURCHASE TO A BUYER!

 

Create a need

 

Take a look at your home, decide on the best selling feature it has and then use that for everything it's got. Perhaps it is a view; perhaps it is a pool, or a large room that you have found to be invaluable. Your Real Estate Professional is especially knowledgeable and crucial in this area! Pick out one or two points and then use them for your marketing strategy.

 

Let the buyers know that they REALLY NEED to have these features in their Central Ohio home and explain why!  Buyers make purchases because they NEED and WANT an item, and if you can truly make them understand why they NEED these features you have selected, then you will have buyers willing to make offers on your home in order to obtain these features.

 

Let's take the example of a view. Perhaps there have been times of stress in your life where you were able to find comfort in the view. This then becomes marketed as a selling feature to busy people that carry a lot of stress. The view now becomes "the tranquil view that relaxes". This can be done on any major feature of your home and can be turned into something that the buyer NEEDS to have in his life.

 

Quite often the kitchen is a main selling point for the home. How many times have you heard people say that they do not have enough cupboard space or room on the counter? If you have a kitchen with excess room for storage and preparing food, you already have a great selling feature that buyers need. Think about it and use it for all it is worth.

 

Your real estate agent and you can discuss how you want to promote your home using pre-selected features as a marketing technique. Unless it is something far out, your real estate agent will work with you and help you promote your home the best she can. This is why it is important to get an experienced real estate agent in the local market that you feel you can work with right at the beginning. You will be able to make a great sale together, and then you will be able to further recommend her to your friends and family!
