A sale will often depend upon the way it looks; appearances impact feelings, and a big influence on a shopper's decision is feelings. Mistake #1 - Poor Lighting

Lighting is crucial when showing your house to a buyer. Any time your house is bright and sunny it will be much more appealing to potential buyers. A dark house will appear gloomy.

The windows should be opened and the curtains tied back. Adding some extra lighting to a house will help if it has poor natural light.

2nd error - Neglecting Fragrance

The subtle scent of your home plays a large role in the purchaser's attitude. You should not have any unpleasant or foul odors in your home.

The last thing a buyer wants is to inherit the seller's odors. It could go a long way to use some soft air fresheners before showing the house.

3rd Error - Poor Exterior First Impression

Your home's interior isn't the sole location that should be of concern. What the outside of the house looks like are critical to a buyer's decision to go through with the purchase.

Your buyer will get a first impression from viewing the exterior of your home.

Another frequent error made is having rooms painted unappealing and strange colors, such as, orange. Pink may be your forte and it may look good with the paintings you own. However, for the buyer the colors may or may not suit them.

Does it make sense to go out on a limb? Prior to exhibiting your home, be certain each wall has a paint coat in a neutral shade.

Make sure you attend to any needed repairs, such as applying WD-40 to noisy hinges. Make sure to have any necessary repairs made to major utility equipment. In the event that kitchen cupboards or counters are marred or outdated, replacing them is likely to be needed.

Tiles must be scraped of all grime. Often times it could even pay to replace old windows.
