Selling San Diego Real Estate - Part 2 Short Sales Quickly

Selling Short Sales in San Diego or anywhere else in California is interesting.  With respect to Short Sales I have worked in 2 capacities.  I have worked as an real estate agent selling short sales and I have worked as attorney helping clients negotiate short sales.

Obviously the key to getting started is getting an offer from a buyer.  I do not know of a single lender who will pre approve a short sale package - without an offer being on the table.  The real estate trianers telling agents to pre - submit a short sale package must not be submitting packages to the lenders I know and I have worked with more than a dozen.  I have seen agents submit packages to lenders only to have the packages rejected as incomplete - so the first thing you need is a buyer.

In my opinion all you need is a very competive price, a house that shows pretty well and placement in the MLS and pushed out on the internet to the major real estate portals.

Your realtor will get plenty of interest.  if not then you lower the price 2 to 5% a week until you do. Your Realtors hould document the pricing strategy to the lender to show that the price was arrvied at in a systemic manner designed to elicit the best offer possbile in the given market.
