San Jose Succotz, Cayo
Belize

SAN JOSE SUCCOTZ
REDUCED PRICE OR OPTION AVAILABLE Three accommodation buildings located on two lots and facing the Mopan River in the peaceful Cayo village of San Jose Succotz.

This rather unique property consists of the main 3-storey, wooden house; a single-storey cement house with two apartments; and a small cement house with sleeping accommodation. The two lots are separated by an access lane but have a rather attractive wooden pedestrian bridge joining them. The property comes fully furnished and some of the many colourful paintings that adorn the rooms may be purchased, if desired. There are also some very colourful murals painted on some of the walls.

The main lot has a high fence for privacy and security but yet allows an unhindered view of the beautiful Mopan River which flows adjacent to the road that borders the property. The river noise from the various rapids and falls seem to give a serene and partly mystical atmosphere to the property. Across the river is raw forest which attracts much birdlife and wildlife, including monkeys.

Building 1 is a 3-storey wooden house containing a downstairs which has a garage and storage area containing a laundry space. There is also a kitchen here. The next floor is the main living room with bathroom and separate office/library.

Building 2 is a single-storey cement building with two guest rooms each containing a bed, kitchenette, bathroom and a/c.

Building 3 is a small cement cabana on the adjoining lot that has one bedroom and an external, but nice, bathroom. There is an a/c and fan and a wooden deck.

The property was designed originally for a bed & breakfast business in mind and this would indeed be an ideal use for it. It is close to the quaint river ferry that transports many tourists across the Mopan River on their way to visit the nearby and popular Maya ruins of Xuanantunich. Many tourists also pass the property on their way to the Guatemalan border and the gateway to all of Central America, which is only 3 miles away. One feature of the property layout is that it was built with handicapped persons in mind with ramps and wide doorways.

There is a large courtyard within the compound which is part paved and part garden. There are many shrubs flowers and fruit including avocado, papaya, orange, pineapple, mango, plantain and soursap.

This stretch of road alongside the river through Succotz Village is considered by many to be one of the most picturesque locations in the country and it very pleasant relaxing on the patio and watching the world go by; watching the many birds on the river; and watching the local women, many of whom are Maya, beating their clothes on rocks in the river, as their people have been doing for centuries.

The owner is offering two options for purchase.

1. He will include in the sale a 14.6 acre parcel of land in Esperanze that has beautiful views. The property is leased but can be transferred to the buyer - or purchased into titled land.

2. A reduced price of US$249,5000 for just the main property
