I own a home in Florida that is currently being rented.

The house was previously for sale up until June of 2009.

I decided to re-list the property with a new agent. Before the listing
agreement was entered into MLS I advised my agent that my tenant was
interested in purchasing the home and was currently being pre-qualified
for financing. I e-mailed her to confirm this.

My tenant is now ready to make an offer and asked if he had an "exclusive" with
me. My agent did not explain I needed to have this in writing.

If my tenant proceeds with the purchase, must it be done thru my agent and do
I still have to pay her a commission.
