Considering a Land Investment in Southeast Texas

We have been considering buying between 5 to 10 acres of land in or near Waller, TX (about 40 mins. northwest of Houston). The purpose would be to lease it out to someone with horses perhaps or for haying, while it sits as an investment. Down the road, we may want to build a house on the land. Would this be a good investment idea and would you recommend it in this area?

Land is one of the best investments these days as the price has really come down from its highs of 2007/2008. That being said, it is definitely a long term investment-
As to leasing the property, please check with your insurance agent regarding keeping horses on the property. I have checked on this in California and it was extremely expensive to cover the liability. Let's make sure that you optimize the cash flow on this parcel and don't just end up paying it all out in insurance costs.
