Bought a house (MY financing ONLY) with boyfriend- BOTH names on deed- moved out- need to sell but he wont let me what can I do?

Bought the house based on ONLY MY info for finanacing- and only my name on the mortgage (mortgage/ financing is in my name ONLY!) but both our names are on the deed. I went to stay at my sisters (same city) to begin our breaking-up process (relationship over) and he is NOT paying the mortgage! My credit is getting ruined! What can I do?!?!?! I wanted to help my friend (with no US credit history) to buy a property in 2006 so I am on the loan 100% owner, but he is on deed on trust as co-owner since he pays all the payments and one day I want to remove my name from deed of trust so he can own it 100%. After he has got the credit history meanwhile after decrease of real estate it is not possible to refinance the appartment since it has lower value than the mortgage. My brother and I inherited a home from our deceased Mother. There is no mortagage and has prperty taxes of only $2500 a year. We would like to keep the property as a rental property. A couple of years ago we refinanced, and I Quit Claimed myself off of our mortgage so that my husband and I could get a better rate on our home. I would now like to add myself back onto the house but legally so there's no problems just in case anything should ever happen to him. Unfortunately we can't afford to go through the mortgage company and the process of refinancing all over again and the LTV just isn't there. I have a home that I purchased with a young lady. I'm the only one on the mortgage but we are both on the deed. She moved out a while ago and basically disappeared. Our home is for sale & we had to relocate out-of-state for employment purposes. Our insurance carrier just notified us that they are cancelling our policy because they assume that our home is vacant, even though we go there every week-end to take care of our home. Hello, I purchased my house in September of 2005. As I had lived in the house for a year and a half I felt I knew the house well enough and agreed to purchase "AS IS". I purchased the house it was listed as 1800 sq ft. The house in 2000 sq ft. I need to do some electrical work and roofing. In surveying the work I want to get the addition plans before proceeding.
