Remove and Add Name to Deed

My parents purchase a house about 10 years ago and included my brother and his wife on the deed. My brother and his wife is going through some rough times and my parents wants to remove her from the deed and add me. My brother's wife has no problem being removed from the deed. We spoke with our title company and they haven't been much help. They told us to go talk to our lender. Our lending is telling us to go talk to our title company. Now the title company is telling us to go talk with a Real Estate lawyer. What is the best way to go about changing the name on the deed?

Sorry to hear that you brother and his wife are have some challenges, I hope it all works out for them. I'm really surprised that your title company referred you to your lender and the title company didn't help you out. This is legal document however you can do this yourself, I have on several occasions, I do this when I put my properties into an entity or trust. The legal instrument we use here in Vegas is called a "Quit Claim Deed" or you can also record a new "Grant Deed".

Which ever is used by your state is the one you should use. If your in a state that requires an attorney they'll now what to do if your in a "Trust Deed" state it can easily be done without legal help. I will always recommend you seek legal advise just review what document you have and post it here then we can suggest what the next step to do.
