NNN commercial lease

I had a tenant in Florida that moved out on the last day of their lease,the lease was a NNN lease. After they moved out I found that there was several items that were either not maintained accordinly to the lease or were removed , The tenant did make repairs at there cost however the repairs took two months to complete.
