I had a tenant in Florida that moved out on the last day of their lease,the lease was a NNN lease. After they moved out I found that there was several items that were either not maintained accordinly to the lease or were removed , The tenant did make repairs at there cost however the repairs took two months to complete. Am I entitled to the two monthe rent the rent is over $8,000 a month

What's in your contracts and leases?? You need a litigation real estate attorney to review for options.

If the business went under and you pursue them they might just file bankruptcy anyways and you just throw good money after bad. It might be better to write off the lost income as a loss for taxes.
